Building envelope in progress

Straight answers

Do you walk the site before you bid?

When the site changes the number, yes. Tell us at bid time and we set up a walk.

Can you bid from incomplete drawings?

Yes, with the assumptions listed. We price what is drawn and note what is not.

How do you bill?

Bi-weekly, by percent complete. Quantity variance bills at the same unit cost, with no added markup.

Can you name us as additional insured?

Yes, when the contract calls for it. The certificate goes out before mobilization.

Is every crew member covered by workers' comp?

Yes. Workers' Compensation covers every crew member on your site.

Do you offer a waiver of subrogation?

Yes, on request.

Do you install siding over another sub's air barrier?

We can, but we prefer to own the barrier too. When we install both, one crew answers for the drainage plane. If another trade installs it, we walk it and flag problems to your super before we cover it.

Which fiber cement do you install?

The product in your spec. Put the manufacturer and profile on the drawings and we price that exact system.

How do you price commercial siding?

By the square for siding and by the linear foot for trim, broken out by elevation or building when you need it. Quantity variance bills at the same unit cost.

Can you work to our blower door target?

Yes. Send the target with the spec. We detail the barrier to it and fix anything the test finds in our scope.

Who flashes the rough openings?

We do, as part of the barrier. The window and the barrier get tied together by one crew.

Do you do roofing on commercial jobs?

No. On commercial work we stay on the walls: from the plywood out, plus windows, doors and decks.

Do you supply the windows?

We install the units on your submittal. Tell us at bid time who supplies them and we price the scope that way.

Can you replace windows in occupied buildings?

Yes. We sequence the work by unit and coordinate access with your property manager.

Is trim part of your scope?

Exterior trim around the opening is. Interior trim is not.

Do you build the footings?

We build to the structural drawings. Tell us at bid time whether footings are ours or by others and we price it that way.

Which railings do you install?

The system in your spec. Send the product and we price that system.

Can you build a rooftop deck over a membrane roof?

Yes, on pedestals, so the roof below is not penetrated. The roofing itself is by others.
